Object Description

On a sunny and quiet place, we propose a new single house ideal for families up to 4 adults and a baby.

Large terraces with stunning view on the southern part of Locarno (7 min by train, 10 min by car, Lago Maggiore beach 3-4 min by car) and Ascona (15 minutes by car) in the small village of Gordola (Verzasca Valley area).

The holiday house is spread over two floors and is equipped with:

• Private swimming pool, patio with awnings, sun beds and parasols
• Sun island and a Weber kettle grill for your best evening barbecues
• Heated pool with electric pool cover, maintaining comfortable water temperature until end of November
• Private Finnish sauna with hot tub available during the winter season
• Top air-conditioning system for the hottest days of the season
• Magnificent view over the lake, the Magadino plain, and the mountains from most rooms

Our new and modern kitchen is ready to use and completely equipped with:

• Dishwasher, ceramic stove, oven, microwave
• Automatic coffee machine, mixer, blender
• Electric lemon squeezer, toaster, iron, ironing board
• Vacuum cleaner, hair dryer, washing machine

The dining room is furnished with a sofa bed and a TV. Two bedrooms with both a double bed. A cot for small children is also available. Two bathrooms (WC and WC plus shower) and a washing machine. Most of the windows are equipped with mosquito net. The parking lot is located along the road. From the parking lot, you reach the vacation home via the sloping terraced garden and continue up several flights of Ticino stone stairs. FREE WLAN for guests.

To round off a perfect relaxing day after a sauna session, lie comfortably in a deck chair, enjoy the view of the overwhelming mountain scenery and Lago Maggiore and relieve your stress. Cancellation Policy

A booking cancellation is possible under the following conditions:

• Up to 60 days before check-in: 100% refund.
• 30 to 60 days before check-in: 50% refund.
• Less than 30 days before check-in: no refund.

Warning! These cancellation conditions apply exclusively to bookings made outside the high season. The high season is defined as the period from 1 July to 31 August inclusive.

House Rules

We warmly welcome you to Ferienhaus Patrizia. You will be spending your holiday here, and we have put a lot of care and effort into creating a pleasant and comfortable environment. We hope you will enjoy a wonderful stay in Gordola.

The following house rules are meant to help you understand how we envision the ideal use of the holiday home and its inventory.

In addition, for organizational reasons, we have introduced a few rules that we hope you will understand. By taking good care of the property, you help us keep our rental prices fair while offering the best possible service.

General Information

If you are missing something or need assistance, please inform us immediately. This is the only way we can fix any issues quickly. We are happy to answer your questions about the house and give you tips for excursions or local attractions.

All items in or belonging to the holiday home may and should be used by guests. Please handle everything in and around the house with care.

Nobody damages things intentionally, but accidents can happen. We kindly ask that you report any damage as soon as it occurs so we do not discover it only after your departure or when the next guests arrive.

Guests are liable for damages caused by gross negligence.

Visitors

You are staying in a private holiday home. The property may not be sublet or transferred to third parties without our consent. You have paid only for the registered number of guests. Any additional person will be charged separately per person per day. All visitors must be announced in advance.

Quiet Hours

From 10:00 p.m. to 7:00 a.m., please respect the night-time quiet. Out of consideration for the neighbors, noise disturbances must be avoided. Keep noise levels to an appropriate volume inside the house.

Names and addresses of guests may be shared with the police or authorities if required. Local police regulations apply in addition to these house rules.

Pets

Pets are not allowed.

Smoking & Youth Protection

Smoking inside the house is strictly prohibited. Young guests and their accompanying adults must comply with youth protection laws, especially concerning alcohol consumption. The use of drugs is strictly forbidden.

Electricity

Please keep energy consumption as low as possible. Do not leave unnecessary lights on, and use water sparingly, especially when showering.

Please note: pool lighting should not remain on for too long, as it can get damaged. Please do not leave the air conditioning on continuously to avoid damage, and make sure all windows are closed when it is in use.

Parents

Please supervise your children in outdoor areas (swimming pool, garden). We decline any liability for accidents.

Kitchen / Bathroom

Please return dishes, cutlery, pots, and appliances clean to their proper places. This also applies to the microwave, oven, coffee machine, and other kitchen devices.

Do not place wet glasses upside down in wooden cupboards. Sort your waste in the available containers (organic waste / paper / residual waste) and take glass, PET, aluminum, and other waste to the designated disposal area. Organic waste and paper can be disposed of in the bins located in the parking area.

On departure, the kitchen must be left in the same condition as you found it. Do not throw waste, food remains, or harmful liquids into the sink, washbasin, shower, or toilet.

Living Room / Satellite TV

Please turn on the TV and receiver. The receiver is set to program 0 or 1. Select this program on the TV to control channels with the receiver. Do not reprogram the devices.

Interior

We kindly ask you not to wear outdoor shoes inside the house.

Terrace and Outdoor Area

Please clean the charcoal grill after use or before departure. Clean the grill grate and dispose of ashes and charcoal in the compost. Meat and sausage leftovers should be thrown away with household waste — never in the toilet.

During rain, please carefully store the cushions from the sunbeds under the roof.

Arrival / Departure

On the day of arrival, the house will be available from 3:30 p.m. On the day of departure, please vacate the property by 9:30 a.m. at the latest. The final inspection takes place at 9:30 a.m.

Please leave the key in the door lock outside. Thank you!

Final Cleaning

The standard final cleaning is included in the price. The kitchen area (sink, appliances, dishes, etc.) must nevertheless be left clean. Missing kitchen cleaning will be charged separately.

Violations of the House Rules

Violations of these house rules may lead to sanctions. The police will be informed in case of any legal violations. The place of jurisdiction for all disputes arising from these house rules is Locarno.

Important Information

Due to the presence of stairs, the holiday house is not suitable for wheelchair users or persons with reduced mobility.

Wellness Area

Use of the Sauna and Sauna Area

Showering before entering the sauna is mandatory.

In the sauna, a sufficiently large sauna towel must be used as a base to avoid contaminating benches and loungers. No sweat on the wood - for hygiene reasons, the entire body, including the feet, must be on the sauna towel.

The sauna must be entered barefoot.

The sauna area and garden are quiet and relaxation zones. Therefore, correct guest behavior is essential; in particular, quietness and decency must be observed.

Eating and smoking in the premises are not allowed.

Use of the sauna is at your own risk. Guests with cardiovascular problems should consult their doctor before using the sauna.
